Expat rentals in The Hague

Looking for a reliable partner for expat rentals? As the owner of a home in The Hague, the international rental market offers excellent opportunities for stable returns and reliable tenants. As an international city, The Hague attracts thousands of highly educated expats who come here to work at international organizations, embassies and multinationals. These professionals are actively looking for quality living space and are willing to pay a good price for it.

At HAYMAN Real Estate, we are the specialist in expat rentals in The Hague. We know the market inside out, speak the language of international tenants, and have an extensive network of relocation agents and companies. Whether you're looking to rent to expats for the first time or already have experience — we provide a professional, worry-free rental from start to finish.

Why choose expats to
rent your home out to?

Expat rentals offer many advantages compared to regular rentals. Expats almost always have a permanent employment contract with a reputable employer, which ensures guaranteed income and reliable rent payments. In addition, many expats benefit from housing benefits from their employer or tax benefits such as the 30% ruling, which means that their rental budget is higher than average.

Another important advantage of expatriate rentals is predictability. Expats usually come to the Netherlands for a certain period of time — often between two and five years. This means that, as a landlord, you know exactly where you stand: no uncertainty about how long someone will stay, but clear agreements about the rental period.

The Hague is ideally suited for expatriate rentals. The city is home to hundreds of international organizations, the International Criminal Court, Europol, numerous embassies and the headquarters of several multinational companies. This constant stream of international professionals is causing a structural demand for quality rental properties. Where other landlords sometimes spend weeks or months looking for suitable tenants, we often find the ideal expat for your home via our network within a few weeks.

Renting out your house to expats:
what's involved?

The same legal rules apply to expatriate rentals as to Dutch tenants, but practice differs in important ways. You must take into account the correct rental contract type (A, B or C), correct rental pricing according to the home valuation system, and any municipal rental permits.

We ensure that all aspects of expat rentals are perfectly arranged. From preparing English language documentation to screening international references and arranging the right insurances — we take care of everything for you. In addition, we advise you whether furnished or upholstered rentals are the most suitable for your home and help determine a competitive rental price that matches what expats are used to paying.

Faster rentals through our international network
Thanks to our direct contacts with relocation agents, HR departments and international platforms, we will find the right expat for your home within 2-4 weeks. This means minimal vacancy and faster returns.
Higher return on your property
Benefit from an average of 15-25% higher rental income by renting out furnished or upholstered expats, while employer guarantees and thorough screening ensure reliable tenants with a stable income.

As a starter in the housing market in The Hague, I desperately needed HAYMAN. They explained everything, went to viewings and stopped me when I wanted to offer too much. Finally found the perfect starter home within my budget.

We had been looking for a family home for a year when we hired our agent. They knew homes that weren't even online yet. Thanks to their network, we were able to buy our dream home even before it appeared on Funda.

FAQ

Frequently asked questions about expat rentals

What are the benefits of renting an expat
compared to regular rentals?

Expat rentals offer several advantages: expats usually have a permanent contract with a reputable employer that offers income security, often have a higher rental budget due to employer benefits or the 30% ruling, stay for a predetermined period of time (usually 2-5 years), which provides predictability, and accept higher rents for furnished or upholstered homes. In addition, our international network ensures faster installation and less vacancy.

Does my house have to be furnished for expat rentals?

Not necessarily, but it increases your chances considerably. Most expats are looking for furnished or minimally fully upholstered homes because they are temporarily in the Netherlands. Furnished expat rentals (including furniture, appliances, dishes) provide an average of 15-25% higher rental income. Upholstered rentals (with curtains, lights, kitchen appliances) are also popular with expats who have their own furniture. We are happy to advise you which option best suits your home and target group.

How is the rental price determined when renting an expat?

The rental price is determined by several factors: the home valuation system for basic rent, the location and proximity to international schools and work locations, the condition and amenities of the home, whether the home is furnished or upholstered, and the current market demand for expat rentals in your neighborhood. During our home visit, we analyze comparable rental prices and provide a realistic indication that provides maximum return while the home is rented out quickly.

On average, how long does it take for my house to be rented out?

Thanks to our extensive network of relocation agents, HR departments and international platforms, we will find a suitable expat for your home within 2-4 weeks on average. This is considerably faster than regular rentals, which often take 6-12 weeks. The exact duration depends on factors such as location, rental price, home condition and season (many expats arrive in August-September and January-February).

What screening do you carry out with potential expat tenants?

Our screening for expatriate rentals is very extensive: we verify employment contracts and income data with the employer (including internationally), check any housing benefits or guarantees, carry out reference checks with previous hosts (national and international), hold personal English-language intake interviews, and assess the stability of employment and employer. For candidates without a Dutch rental history, we will contact their employer directly for full verification. You will only receive proposals from thoroughly screened, trustworthy expats.

Do you also offer full management after rental to expats?

Yes, we offer various management packages specifically for expat rentals. From full management with periodic inspections, coordination of maintenance, contact person for the tenant, to lighter variants where you remain involved. Many hosts choose our management package because expats expect them to have a single point of contact for all questions and problems. We are happy to discuss which package best suits your situation and needs.
