1. Consultation
We start with an informal home visit where we listen extensively to your situation and wishes. Looking for long-term or temporary rentals? Furnished or upholstered? We look at the house and record our advisory report.
2. Research into the home
Based on a thorough market analysis, we determine the optimal rental price. We prepare a WWS report, review all necessary documentation and advise on the best rental strategy. So you know exactly where you stand.
3. Promotion & marketing
Our professional photographer captures your home at its best. We create a perfect ad and place it prominently on Funda and Pararius. In addition, your home is actively promoted through our international network of relocation agents and home seekers.
4. Viewings
We plan and supervise all viewings, highlight your home's unique strengths and provide plenty of serious viewing. After each viewing, you will receive immediate feedback and an update on interest.
5. Tenant selection
We receive full documentation from all interested parties that we thoroughly screen. We carry out creditworthiness checks, check IDs, income data, employment contracts and references. All candidate profiles are available to you online.
6. Lease agreement
Once you have chosen a tenant, we will draw up a legally watertight rental contract that fully complies with all legal requirements. We arrange the deposits and ensure that both parties sign correctly at the same time.
7. Delivery inspection and key transfer
The last step: during the official delivery, we draw up an inspection report with photos of each space together with the tenant. This way, the condition of the home is clearly recorded, misunderstandings are prevented and the keys are handed over — your home is rented out!
Temporarily away? Your home
doesn't have to be vacant.
Many homeowners think that temporary rentals are no longer possible since the Fixed Rental Contracts act. Permanent contracts, indefinite-term rent protection, tenants who refuse to leave – the stories are grim. And so, the property remains empty while you're abroad or waiting for it to be sold. But temporary rentals are still possible.
The law includes recognized exceptions for owners who want to rent out their property temporarily. With the right contract, you rent out your property and are guaranteed to get it back. Completely legal, legally sound. We advise you on which contract type suits your situation and handle the entire process – from finding a suitable tenant to handing over the keys upon your return.
Options for temporary rentals
For owners who are temporarily staying elsewhere and intend to move back into the property after the rental period. By including a diplomatic clause, you agree on a fixed period in advance. The tenant is not entitled to an extension and must vacate the property upon the owner's return.
Suitable for: Expat assignments, world travel/sabbatical, study abroad.
Since the Fixed Rental Contracts Act, temporary rentals (max. 2 years) are only permitted for legally defined target groups. The lease agreement ends automatically after the agreed term, provided the landlord confirms this in writing in a timely manner.
Suitable for: Rentals to students, home seekers in an emergency situation, or tenants who temporarily live elsewhere due to renovation.
When a home is vacant for sale, renovation or demolition, the Vacancy Act offers the possibility to temporarily rent out without the tenant being entitled to full rent protection. This does require a permit from the municipality.
Suitable for: Homes for sale, investment properties just before a redevelopment.

The Hague is the international capital of the Netherlands. The city is home to embassies, the international court, Europol and headquarters of multinationals such as Shell. They come to the Netherlands for an employment contract of an average of one to five years — exactly the period that suits Type C Tussenhuur or a diplomatic clause.
When their employment contract ends, they return to their home country. No discussions about extension. Is temporary rental still possible after the Fixed Lease Contracts Act?
Yes. The law has recognized exceptions, including Type C Intermediate Rent for owners who are temporarily staying elsewhere and rentals with a diplomatic clause. Regular temporary contracts of up to two years have largely been abolished, but these two options remain fully permitted.
How quickly will my home be rented out?
On average, it takes three to four weeks from the first consultation to a signed lease. Through our network of relocation agents and international employers, we immediately reach the right target group.
What if my tenant refuses to leave?
In the case of a properly drawn up contract, the tenant is not entitled to an extension. The tenant knows in advance that the rental will end on a certain date and has agreed. We ensure that the contract is legally watertight, so that you can stand strong in the event of a dispute.
