CHARACTERFUL UPPER MAISONETTE OF APPROX. 207 M2 FROM 1886 WITH FIVE BEDROOMS, TWO BATHROOMS, ROOF TERRACE AND BALCONY IN THE ARCHIPELBUURT
This upper maisonette from 1886 has its own private entrance on the ground floor and spans the first, second and attic floors: six rooms, including five bedrooms, with two bathrooms and two separate toilets. On the first floor, the living room runs the full depth of the property, featuring ceilings over three metres high; the herringbone floor, plasterwork with ceiling rose, decorative fireplace and panelled doors have all been preserved. At the rear of this same floor is the roof terrace of approx. 26 m2. The roof, including the boarding and tiles, was completely renewed in 2016. The property is freehold, meaning no ground lease and no annual ground rent. The Bankastraat with its shops is just around the corner, and the neighbourhood itself is situated between the Scheveningse Bosjes woods and the centre of The Hague.
HISTORY
The Archipelbuurt is named after the Indonesian archipelago. Atjehstraat, so named since 1881, bears the name of Aceh, the region on the northern tip of Sumatra. The neighbourhood was developed between 1870 and 1900; this building dates from 1886, and since 7 January 1998, the area has been designated as a nationally protected cityscape (rijksbeschermd stadsgezicht) of Archipelbuurt and Willemspark II. This ensures the character of the neighbourhood is preserved for the future.
LAYOUT
The property has its own private entrance at street level. Entry into the entrance hall, equipped with a meter cupboard, from where a wide staircase leads to the first floor. On the landing, there is a separate toilet and two doors providing access to the en-suite living room. This runs from front to back across the full depth of the property, allowing daylight to enter from two sides; the walnut-brown herringbone floor, plasterwork with ceiling rose, decorative fireplace and panelled doors define the character of the space.
At the rear of the living room, there is a floor-to-ceiling window spanning the full width, with a view of the terrace. The open-plan kitchen is equipped with built-in appliances including an induction hob, electric oven, dishwasher and a large semi-integrated fridge-freezer, finished with a granite bar and a modern grey tiled floor, and provides access to the roof terrace of approx. 26 m2.
On the second floor, there is a landing with a second separate toilet. At the rear is the bathroom, which was renovated in 2025 and features electric underfloor heating, a walk-in shower with a glass screen, a double vanity unit with storage, a mirror with lighting and a freestanding bathtub. On the same side is the spacious bedroom with a wardrobe under the stairs, with direct access to the bathroom and the north-west facing balcony. At the front is a second bedroom of similar size, and next to it a multifunctional room that is ideal as an office, study or dressing room. The floors here are finished in laminate.
The attic floor has a spacious landing with skylights and plenty of natural light, with a cupboard housing the central heating system. Located at the front is a bedroom, and at the rear is a smaller room and a second bathroom, equipped with a shower cubicle, washbasin, toilet and space for a washing machine and tumble dryer.
