In 2025, 87% of the homes we sold were under binding contract within three weeks. The transfer at the notary usually follows four to twelve weeks later. Below, you can read about the costs and duration of each phase.

The Hague is not a single market. A 1930s home in the Vogelwijk, a porch apartment in Bezuidenhout, and a townhouse in the Statenkwartier all perform differently. Even within the same street, the orientation of the garden and the year the roof was replaced make a difference. And if the property is on leasehold land, a buyer will take that into account.
An online valuation tool doesn't know these things. It calculates based on the address, year of construction, and square footage, and produces an average. It’s useful as a rough estimate, but it has never seen the inside of your home.
We come by, walk through every room, and assess the condition and layout. This takes 30 to 40 minutes and is completely free of charge. Afterwards, you will receive an advisory report including comparable sales in your neighborhood, so you can see exactly how we arrived at our recommended price. To find out what happens next, read about our approach as a sales agent in The Hague.
The sequence is always the same, though the lead time varies per property. You can read about what we do in each phase in our step-by-step sales process.

Where your home is located determines who will be interested in it. Families moving to Benoordenhout for the schools are looking for something different than the international buyers drawn to Scheveningen and the Statenkwartier. And they, in turn, are looking for something different than those moving up the property ladder in the Regentessekwartier or the Valkenboskwartier.
This difference also extends to how long a property stays on the market. For the Archipelbuurt, Bezuidenhout, Duinoord, and the Zeeheldenkwartier, we have outlined who is buying and how the market is evolving. If your neighborhood isn't listed, take a look at our overview of The Hague's neighborhoods. You can read about our approach at how we handle a sale.

You will pay the notary for cancelling your mortgage registration, as well as for an energy performance certificate if you do not already have one. If you are selling an apartment, the homeowners' association (VvE) may charge a fee for providing the necessary documentation. Transfer tax and the deed of conveyance are paid by the buyer. We will provide you with a complete overview in advance, so you won't face any surprises later on.
Selling first provides certainty about your budget, but you may need to live elsewhere temporarily. Buying first offers peace of mind during your search, but requires bridging finance or a dissolution clause, which weakens your position as a buyer. What makes the most sense depends on your financial flexibility. We will discuss both scenarios during the valuation.
Spring and early autumn traditionally generate the most viewings. In practice, however, the condition of your home and a realistic asking price are more important than the season. A well-prepared house will sell in November, while an overpriced one will sit on the market in April. So, don't wait months for the perfect moment.
You do not pay income tax on the profit from the sale of your primary residence. However, you may be subject to the "bijleenregeling" (additional borrowing scheme) once you purchase a new property. The tax authorities classify your home equity as an "eigenwoningreserve" (home equity reserve) and deduct this amount from the mortgage principal on which you are eligible for mortgage interest tax relief. Your selling costs, including our commission, reduce this equity. If you do not purchase a new property within three years, the reserve expires. Different rules apply to second homes or rental properties. We recommend having your specific situation assessed by a tax advisor or mortgage consultant.
Usually the buyer. Properties are almost always sold on a "costs to buyer" (kosten koper) basis, and the standard model purchase agreement includes the right to appoint the notary. As the seller, you only pay for the cancellation of your own mortgage registration—typically a few hundred euros—which is settled via the final statement of account from the proceeds of the sale. In special cases, the seller appoints the notary, such as with an inherited property or new construction. You are always free to express a preference, but the final choice is agreed upon between you and the buyer.
In parts of The Hague, homes are situated on land that you do not own, but hold under a ground lease (erfpacht). Buyers will want to know whether the ground rent—the annual fee for using the land—has been bought off in perpetuity, when the current term expires, and what happens thereafter. We request these terms in advance and include them in the sales file. You can read more about this in our article on ground leases in The Hague.
